What is the difference between commercial cleaning and janitorial services?

There really is not a difference between commercial cleaning services and janitorial services. They are, for the most part, interchangeable, however, that doesn’t mean that any commercial cleaning company, or any janitorial services company will provide the right type of services for your business. Just as one can’t make an assumption that groceries stores are the same, for example, one can’t make the same decision about commercial office cleaning services. In general, they will offer the bulk of services – such as cleaning your office space for employees and visitors such as vendors and customers.

Janitorial services typically will include trash removals, restocking of paper products such as toilet paper and paper towels, bathroom sanitation, lounge/breakroom cleaning, kitchen cleaning, waiting room cleaning, office cleaning and floor care. These services are typically provided on an ongoing and regular basis.

Both services can be outsourced to a third-party provider, rather than be completed by in-house staff. Larger companies and corporation may have their own in-house cleaning crew/janitorial staff, while others choose to outsource for better quality and price savings.

Either service is used for overall aesthetics, superior levels of cleanliness, sanitation to reduce the spread of disease, safety and to reduce cross contamination. What should I look for in a cleaning service?

When it comes to shopping for a cleaning service, the first thing you should look for is their ability to work with the needs you have. For example, some cleaning companies work only in medical fields, educational institutions or industrial settings. Choose a company who provides the work you need.

Second, learn about their reputation. Ask for references, and search online for reviews and client testimonials, including whether or not they have any complaints filed with the Better Business Bureau. Talk to referrals about how long they have worked with the commercial cleaning company, how responsive the company has been (to both needs and concerns), as well as why they chose to work with them.

Third, meet with a company representative for a quote and/or consultation and ask questions, including the things that you value, such as attention to detail, the ability to clean high-rise windows, special architectural elements, project management, and more. The cleaning company should care about what is important to you, and it’s your role to make sure they understand your needs so they can meet them. Communication is key!

Finally, ask them about their experience with similar properties, and bring up any cleaning or maintenance issues that may be less frequent, such as the need for power washing or cleaning for remodeling projects. A well-respected commercial cleaning company can provide connections to other service providers, or offer solutions for additional building maintenance issues that you may have thought were outside their scope of work.
